First and foremost, you need to know your budget. I recommend reaching out to a lender early in the process. You have to know your price range before we can begin looking at properties.
When you have your budget, you can reach me by phone, text, or email to set up an introduction call. I’ll ask you several questions to learn more about what you're looking for and how far along in the process you are. From there, I’ll do some searching and send you properties that fit your requirements. I’ll ask you to give me feedback on what you like, what you don’t like, and we’ll get a plan together. Then, we’ll go look at some homes.
When you find a home you’re interested in, we’ll work together to formulate an offer strategy. My time in the field has shown me many ways to approach this, and I want you to feel good about the direction you choose. Once your offer is accepted, I’ll guide you through the various inspections and bank paperwork. We’ll put together a list of anything that needs repaired or replaced in the home and negotiate with the seller on how to resolve.
I work with all kinds of people, from first-time home buyers to growing families to empty nesters who are downsizing homes. I love helping all kinds of people, and I tailor my services to your needs.
First, I need to know if you’re working with a lender already. This helps you establish your budget, and we shouldn’t look at homes until you know your budget. I also need to know your must-haves: number of bedrooms, bathrooms, acreage. And I’ll need your wish list: style, amenities, neighborhood, etc.
The seller typically pays both the buyer’s and seller’s closing costs.
Seller's Questions
You can reach out to me by phone, text, or email to set up an introduction call. I’ll ask several investigative questions to learn more about your specific situation. I’ll want to know why you’re selling and if you’ve already bought another home. I’ll want to know your goals and plans.
From there, I’ll pull tax records, deeds, maps, and more. I’ll meet you at your home for a walk-through. We’ll discuss the market, the neighborhood, and any home improvements and major expenses you’ve made that relate to the home. We’ll review all information and then, I’ll recommend a list price based on market conditions.
If you sell with me, I’ll get your home in front of as many buyers as possible. In addition to more traditional marketing channels, I appear regularly on Daytime Tri-Cities during my company’s Real Estate Today with Evans and Evans series (Wednesday mornings from 10-11 on WJHL). I have the unique opportunity to showcase new listings, which is a great benefit for many of my selling clients.
Once you have accepted an offer, I’ll guide you through any various inspections and paperwork. We’ll navigate any final requests, right up to closing day—and after, if needed.
